  1. Prepare the spice mixture
    In a medium saucepan, combine water, cinnamon stick, cardamom pods, cloves, sliced ginger, and black peppercorns. Bring to a boil over medium-high heat, then reduce to a simmer for 5 minutes to infuse the water with the spices.
  2. Steep the tea
    Add the tea bags (or loose tea in an infuser) to the spiced water. Turn off the heat and let steep for 3-5 minutes depending on how strong you prefer your chai. Remove the tea bags or strain if using loose tea.
  3. Sweeten the mixture
    While the tea is still hot, stir in the honey or maple syrup until completely dissolved. Add vanilla extract if using. Allow the chai concentrate to cool to room temperature, about 15-20 minutes.
  4. Strain and chill
    Strain the chai concentrate through a fine-mesh sieve into a pitcher or container to remove all the whole spices. Refrigerate until cold, at least 1 hour, or overnight for best results.
  5. Assemble the iced chai
    Fill two tall glasses with ice cubes. Pour equal amounts of the cold chai concentrate into each glass, filling them about halfway. Top with cold milk, leaving about ½ inch of space at the top of each glass.
  6. Stir and serve
    Stir each glass gently to combine the milk and chai. Sprinkle with a pinch of ground cinnamon for garnish. Serve immediately with a straw.
